About us

Hi, we’re Gemma and Phillip, two accommodation professionals based in the Midlands. Blueprint for Good Living is our company and our goal is to provide quality accommodation at economical prices. With a variety of property types, that include shared houses, flats, and studios, we have something for all budgets.

Our story

Blueprint for Good Living is a family run business that we have built ourselves, so there is a lot of pride in what we do. Not only are we both accommodation professionals, but we are also members of the National Residential Landlords Association. This means that you can be reassured that you will only receive the best service from us.

Gemma, is an industrial designer, who moved into property management while studying. She started by renting rooms of her house to her fellow students before gradually expanding her portfolio to include more student and a professional let properties. Any interior design schemes or property renovations you can attribute to her creative flair.

Phillip is educated as a scientist and science communicator but has spent nearly his entire career working in University Accommodation in Australia and the UK. He has certifications in professional coaching, mental health awareness, and intervention and so is focused on ensuring residents are fully supported during their stay.

Together we like designing and refurbishing our properties and the facilities in them. This means we get stuck into renovations and making bespoke items for our properties. Check out the blog for some of our projects!

Our Mission

Our model is based on two defining principles: is it good for the tenant? and is it good for the environment?

Our Tenants:

We have accommodation suitable for students, professionals, and couples. We pride ourselves on understanding our tenants needs and working to ensure that their property works for them.

Our enviromental impact:

We source all our electric and gas from renewable sources and take great pride in making sure our properties have excellent EPC ratings. By investing in the efficincy of our properties we have been able to achieve an increase in EPC rating from G(8) to D(65) in our most recently aquired property.

Your room and property

We have a few personal musts before selecting a property to add to our portfolio just to make sure that we only offer quality.

  • We understand the importance of transport and so all of our properties have off-road parking.

  • All of our rooms come fully furnished with beds, desk, desk chair, clothes storage, bedside tables lamps, and bed side lamps.

  • All of our kitchens are equipped with cookers, ovens, microwaves, and fridges.

  • All of our properties have laundry facilities.

  • Our rents are all inclusive on bills: water, gas, electricity and broadband are all included in our rents!

A bit extra

  • We provide a regular complimentary cleaning service to the communal spaces of our HMOs.

  • Regular lawn cutting service provided.

  • The HMO rooms come with personal kettle, microwaves, and fridges.

  • Constantly improving our facilities for example upgrading our power sockets so that each room has a usb socket.

  • Optional bedding and kitchens packs are available, just ask
